Pauline and Marlene of the office have been working on more and more properties over the past 2 years to help owners completely refurbish their properties, either to prepare for the let market, or just to make that bit more presentable for the sales market.

Case Study

In June last year we undertook the refurbishment of a ?2/3 bedroom bungalow in the East of Edinburgh, the work included removing all existing furniture, including carpets and window dressings, with some furniture being donated to charity. After clearing the property the decorators undertook the work of stripping off all the wallpaper, emulsioning the walls and ceilings and painting all the wood work, including the internal doors throughout the property.? The kitchen fittings were of good quality, but very tired and dated, but once the decorator got his hands on the unit doors and spruced them up with a touch of paint, we were looking at a fresh modern kitchen, which we fitted a new washing machine and cooker into.? Window dressings and light shades were fitted and all the electrics were brought up to date, along with the fitting of smoke detectors to comply with current landlord regulations.

Watt Property obtained costs from all the individual contractors and schedule in all the work to ensure that it was carried out efficiently and to the high standards expected of our tradesmen.?? Before long the property was ready to market and we were delighted to hear that the owners had decided to retain the property as a rental investment rather than put on the sales market.

We put the property on the market at the beginning of September and a tenant was secured within the first month at a rental of ?1000pcm.? The property has had very minimal maintenance carried out since the start of the tenancy and the tenants are taking good care of the property, which is usually the case when a property is provided to tenants in excellent condition.

This year we have carried out a number of refurbishments for landlords, which doesn’t always have to be as extensive as this example.? Sometimes, just a freshening up of paintwork, or replacement flooring is enough to give a tired property a spruce of life.?
