A day in the life of a Property Manager
Ever wondered what our Property Managers get up to during their working day?
Well here’s a little insight into a typical day in the life of Laura…..
9am to 11am –
Starting today off: Laura heads straight to her first appointment -one of our vacant properties ready to market.
Luckily for Laura, this property is a one-bedroom flat, so only 2 bags to carry up the three flights of stairs to the top floor!
Laura takes time to stage the property before taking photos of all the rooms. We dress the bed and add some colour to all the rooms to ensure it looks its absolute best when advertised. Flowers and scatter cushions are always great to bring a room to life for the photos.
Now the photos are complete, she can pick up her notepad and pen and start sketching out the floor plan, which she will then create digitally when back in the office.
Before leaving, she will film a walk-around tour of the flat to be uploaded as a virtual tour on the property websites when the property is ready for viewings.
11am to lunchtime –
Laura returns to the office to start the process of downloading all the marketing materials to her PC. The photos will be resized, floor plan digitalised, and the video tour uploaded and edited all set for online viewings. Lastly, Laura will work on the advertising text to ensure prospective tenants can read all about this lovely flat online.
Afternoon – admin time!
After a morning of property visits and marketing, it’s time to get sat at her desk for some much needed admin time. Working her way through her inbox, Laura will check for any reports on maintenance issues from tenants, prioritising these with responses from landlords instructing us to move forward ongoing maintenance and repairs.
Laura will also take time this afternoon to chase up on contractor visits and ensure that invoices have been received for works already completed.
Working as a team, Laura will field telephone calls with any other members of staff in the office today and make sure the team are briefed on the marketing plan for her new property, which will be available on the market very soon.
Working hard all day requires an energy boost, so it’s a must that there is always coffee and chocolates on hand in our Agency!!!
